This Indenture made the thirteenth day of August in the Year of our Lord one thousand seven hundred and sixty two Between James Taylor of the County of Albemarle of the one part and Henry Carter of the same County of the other Part Witnesseth that the said James Taylor for and in Consideration of the Yearly Rents and Covenants herein after reserved & contained on the Part & Behalf of the said Henry Carter his Executors & Administrators & Assigns to be paid observed & performed Hath Demised Granted and to Farm letter and by these Presents Doth Demise Grant & to Farm let unto the said Henry Carter all that Tract or parcel of Land whereon the said James Taylor lately lived beginning at the lower end of the lower Clearing on the River running from the River according to a line of Marked Trees to the back Line of the said Tract and along the back Line to the upper End including the upper part of the said Tract also four Negro Slaves to wit Dilsey Dinah Jack and Sampson with all Houses Ways Waters Easements & appurtenances to the said Tract of Land or Tenement belonging or in anywise appertaining together with the use of the Cattle Hogs and other Goods & Chattels mentioned in the Schedule hereunto annexed. To have & to hold all & singular the said Tract of Land or Tenement & Premises above mentioned with the appurtenances unto the said Henry Carter his Executor Administrators & Assigns from the twenty fifth day of December last past for & during the Term of five years thence next ensuing and fully to be compleat & ended yealding & paying therefore yearly during the said Term unto the said James Taylor his Heirs and Assigns the yearly Rent of sixty Pounds Current Money in and upon the twenty fifth Day of December and if it shall happen the said yearly Rent above reserved or any part thereof to be behind & unpaid in Part or in all by the space of three Months next after the Day appointed for paiment thereof then & from thenceforth it shall and may be lawful to and for the said James Taylor his Heirs and Assigns into the said Premises to reenter and the same to have again repossess and enjoy as in his & their first and former Estate Right & ^Title Degree any thing herein contained to the contrary thereof in anywise not withstanding. And the said Henry Carter for himself his Executors Administrators & Assigns doth covenant & Grant to and with the said James Taylor his Heirs & Assigns that the said Henry Carter his Executors Administrators or Assigns shall and will well & truly pay or cause to be paid unto the said James Taylor his Heirs or Assigns the said yearly Rent above reserved at the Day and Time and in Manner and Form above expressed An[d] also that ^he the said Henry Carter his Executors Administrators & Assigns shall and will at the End of the said Term the said Demised Premises & every Part thereof with the Appurtenances unto the said James Taylor his Heirs and Assigns shall and will peaceably & Quietly leave and yield up as also the Cattle Hogs Goods & Chattels mentioned in the schedule hereto annexed in as good plight & conditional as they were in at the Time they were Delivered to the said Henry Carter the reasonable Usage of them & the casualty of Fire in mean Time only excepted. An[d] also that the said Henry Carter his Executors Administrators & Assigns shall and will at the End of the said Term deliver up and yield to the said James Taylor his Heirs & Assigns the said negro slaves together with the Increase of the said Dilsey & Dinah which shall then be living and in the mean Time shall and will cloath them in a sufficient Manner & pay & discharge all Taxes Dues and Demands which shall be due and payable for them and shall return them well and sufficiently cloathed And the said James Taylor for himself his Heirs & Assigns doth covenant & grant to and with the said Henry Carter his Executors Administrators & Assigns that he the said James Taylor his Heirs Executors Administrators or Assigns shall and will with in the space of ______ build & erect or cause to be built & Erected a good and sufficient framed Tobacco House forty feet in length & twenty feet wide on such part of the Demised Premises as the said Henry Carter shall appoint so as the same be convenient for the said Tenement. And also that he the said Henry Carter his Executors Administrators & Assigns shall & may be & under the yearly Rents and covenants herein reserved and contained peaceably & Quietly have hold occupy possess and enjoy all & singular the said Tenement and Premises above mentioned with the appurtenances also the above named Negro Slaves Cattle Hogs Goods & Chattels for and during the said Term hereby granted without the Let Trouble Hindrance Molestation ^ Interruption Denial of him the said James Taylor his Heirs & Assigns or of any other person or persons claiming or to claim by from or under him In Witness whereof the Parties to these Presents have set their Hands and and Seals the Day and year first above Written James Taylor {seal} Henry Carter {seal}

Item a Stack of fodder twenty feet in Length eight Barrels & two Bushels of ^Indian Corn.
